Four-Season Resort Coming to Ellicottville

Just five minutes from the village, the developers behind the Blueberry Lake Resort near Mont Tremblant, Quebec, Canada, are building a resort unlike any other in the Ellicottville area.

What makes it different?

Managing Director Alex Porritt believes that its private, hilltop setting, resort amenities and proximity to everything Ellicottville has to offer will make the difference for people looking for the perfect year-round, recreational retreat.

“It will offer the perfect balance of privacy without isolation,” he said.

The resort, called 42 Degrees North (42DN), is a 144-acre subdivision with 24 lots on 5-8 acres each, accessed by a private road off Poverty Hill Road. Homes will be sold primarily for four-season vacation use and owners will be governed by a homeowners association. A community lodge on 10 acres, owned by the developers, will be constructed for residents’ use. Common amenities will include tennis, a swimming pool, a Nordic spa, event space and more.

Trails throughout the heavily wooded community, including the existing Finger Lakes Trail, will allow for year-round “passive” recreation, including hiking, biking, snowshoeing, cross-country skiing, etc.

Currently, lots range in price from $90,000 to $175,000 depending on size and location. The first 10 buyers will receive a 50 percent discount on their purchase. Porritt says he already has five or six interested buyers.

Owners will have considerable flexibility in the designs of their homes, although there are some architectural guidelines in the homeowners’ association documents. 42DN has designed several models from which to choose, all of which have natural, lodge-style exteriors that can be entirely customized. However, because there are generous setbacks on each lot that restrict tree cutting and protect owners from seeing neighbors’ homes, buyers may hire their own architects and contractors to build their dream vacation homes.

“We’re selling privacy,” says Porritt. “There won’t be a lot of micromanagement since we’ve put guidelines in place to protect owners.”
