Three Development Projects Seek Village Planning Board OK

The Village Planning Board took action on a number of projects at its meeting on Tuesday, Nov. 11.

Sign permits were approved for Balloons Restaurant and Tips Up Restaurant after those signs were redesigned per previous planning board requests.

The board also reviewed new site plans and designs for the 16 Martha Street project – the former American Locker site. Developers have made changes to the original designs presented and approved last spring that called for 14 seasonal rental units in the phase 1 portion of the project. While the outside footprint has not changed, the new plan adds four units, for a total of 18. Architects have redesigned the exterior to accommodate four more entryways and to better define each unit.

Because the previously approved plans have changed, the developers were required to come back to the planning board for all new special use permit, site plan amendment, and architectural design approvals.

The board has been, and continues to be, very pleased with the look and feel of the project and asked for assurances that the final project will look exactly like the architectural renderings. Project representatives promised that this will be the case.

In addition to the building site, the developers will be making further aesthetic and structural improvements to the retaining wall that has been installed along Great Valley Creek. These improvements will be made during phase 1 of the project – probably over the next several months.

The board approved the special use permit for the new plans and set a public hearing on the matter for its Dec. 9 meeting. The site plan amendment and architectural design approvals were tabled until after the public hearing.

Two new housing developments, planned on either side of Fillmore Street, are still in infrastructure planning stages. The developers of the Glendale project, a proposed townhouse community with 9 homes (18 units) on the east side, and the Sprague project, a proposed 19 lot, single-family home subdivision on the west side, are working through water, sewer, sidewalk and other infrastructure issues with village and town engineers. Once these issues are resolved, the planning board will be able to initiate the State Environmental Quality Review and set public hearings for the preliminary plans for each project.

The next meeting of the Village Planning Board will be held on Dec. 9 at 5:30 p.m. in the village/town hall.
