This past Tuesday at the Village Planning Board meeting, a Site Plan modification was discussed pertaining to the new build at 35 West Washington Street. The Site Plan that was initially approved by the Planning Board (PB) was not adhered to. During construction, there were issues with ground water leading to the foundation being 16 inches higher than approved.
The PB moved for the Village to enforce a Stop Build Order until a plan of correction can be decided upon. Due to the construction season coming to an end rapidly, a special meeting will be held this, Friday, Oct. 14 at 4:30 p.m. to have a new Site Plan Review. Two Public Hearings were held, one regarding PB-2106-09, the Mill Street Project, and the other PB-2016-10, Weed Ross Agency, 4 Monroe Street. There were no comments from the public.
In old business, the Mill Street Project will continue to move forward with their Site Plan and Special Use Permit being reviewed and approved. The State Environmental Quality Review (SEQR) was completed and given a negative declaration on the proposed Minor Subdivision. Architectural Review has been scheduled for the November 2016 meeting, where a list of building materials will be provided as well.
Weed Ross Agency – 4 Monroe Street, a current residence, will be converted into a 1600 sq. ft. insurance agency. On-site parking will be provided and the site plan was approved per last month’s PB meeting requirements, which were met. The SEQR was given a negative declaration, deeming no or small impact.
Last in old business, the matter of PB-2016-07 – Bill Wylie – 46 Martha, underwent a Site Plan and Architectural Review for an Accessory Structure – Garage. The Architectural Review was approved and new window A will be an arched window on the north elevation and will match the primary structure’s window. The new site plan was received and approved by the PB. It reflects their request of achieving the 7-foot set back. In doing this, the garage has been decreased from 24 feet to 22 feet.
In other business, the previously approved Architectural Review of 22 Elizabeth was brought into question. The PB requested the original doors be replaced in kind.
Last, a Proposed Zoning Amendments meeting will be held on Tuesday, Oct. 24 at 4:30 p.m.
The next regular meeting of the Village Planning Board will be held on Tuesday, Nov. 8 at 5:30 p.m.
