New Projects Discussed by Planning Board

The October 2017 Town Planning Board (TPB) meeting opened with an update on the PB-2017-01 Greystone Apartments. There will be two, two-story buildings on a total of 1.56 acres. In each building, there will be six units, two on the first floor and four on the second floor. Each building will be roughly 3,700 sq. ft.

The project received conditional approval from the TPB during the August 2017 meeting. As of now, the conditions have not been met but the proprietor of this project, Phil Vogt, is working toward having all conditions satisfied.

In new business, there is a proposed Major Home Occupation to be located at 6469 Route 242 East. This is a proposed part-time chiropractic office. Dr. Leo Kronert will be open three days per week from 10 a.m. to 5 p.m. This is currently a two-dwelling building; Kronert intends to keep the second floor as a rental and will live and work from the lower unit.

There are a few issues that need to be addressed, such as the driveway and parking, as part of it looks to be on the adjoining parcel along with a discrepancy on the assessment with acre size. The TPB has requested a letter from the adjoining land owner that gives their permission to apply for this Special Use Permit. A Medical Practice is allowable with Special Use Permit. There will be no construction on the building and therefore it does not need a Site Plan or Architectural Review. The name plate on the door must be less than two square feet. Another concern is having enough parking in the event patients overlap (i.e. someone arrives early). A Short Environmental Assessment Form has been provided. The TPB has set the Public Hearing for this project for Nov. 27 at 6 p.m. at the Town/Village Hall.

Town Planner Gary Palumbo, who is also the Village Planner, notified the TPB that the Village is looking into their current short-term rental regulations and wants the TPB to consider any action they may want to take when new Village Laws are in place. No action was taken as Palumbo just wanted to put this on the TPB’s radar.

The meeting was closed with approving the August 2017 meeting minutes; there was a motion, second and approval.

The next meeting of the Town Planning Board will be held at the Town/Village Hall on Nov. 27 at 6 p.m.
