The May meeting of the Village Planning Board opened with a public hearing for a Single Family Home on Parkside Drive. There were no correspondences received from the public and no members of the public were in attendance. This is in the Medium Density District and single family homes are an allowed use. This project requires a Site Plan Review and Architectural Design Review. All set backs have been met, zoning requirements, open space requirements and the floor to area ratios have been met. This is a one-floor home with vaulted ceilings, which is the height of a one-and-one-half story home.
After the public hearing, action was made by the board to declare it a type two action requiring no further review under the State Environmental Quality Review. There was also approval of the site plan with the following conditions: all required site improvements shall be completed prior to issuing the Certificate of Occupancy and the Grading Plan as shown on Sheet P1 shall remain in effect. There was a motion to approve the Architectural Design Review; there was a second and it was approved.
There was a complete application for an Architectural Design Review for 54 W. Washington St. This is for an addition on the rear and side of the home and adding a attached garage. The front of the garage sits 22.75 feet from the right of way and a 25-foot setback is required. A 2.25 variance was granted by the Zoning Board of Appeals. There was a motion to approve the Architectural Review with the following condition: a tree buffer with up to eight planings (5 foot at center and minimum 4 feet tall) must be installed on the west side of the building in order to obscure views into the windows. There was a second, and it was approved.
Next, a motion was made to approve the minutes from the April 2018 meeting; there was a second and it was approved.
Members of the four Ellicottville boards attended the Southern Tier West Local Government Conference at Houghton College on May 9.
The next meeting of the Village Planning Board will be at 5:30 p.m. June 12 at the Village Hall.
