An application for a Bed & Breakfast to be located at 30 Jefferson St. was submitted to the Ellicottville Planning Board for its regular July meeting last week.
For this, a Special Use Permit is needed. All criteria of a B&B, per the zoning regulations, have been met. No site plan or architectural review is needed because there are no changes to the footprint or exterior of the structure.
The board deemed this a complete application and set a public hearing for Aug. 13 at 5:30 p.m.
Next, there was an architectural design review for 27 Adams St. and a fence that exceeds the allowable limit.
The Zoning Board of Appeals granted a variance to allow the 8-foot-10-inch-high fence, approximately 2½ feet over the allowed height. One of the conditions of approval was the fence must undergo an ADR by the village board.
The planning board does not believe that the change in the fencing requires a site plan modification and approved the fencing as is.
Next, the board discussed an issue with a driveway put in at 16 Rockwell Ave. There was a parking area that was installed in front of the house, which is prohibited in the village and not on the originally approved site plan.
The owners also want to expand the size of the deck an additional 20 feet by 20 feet that was previously approved. The deck would now encroach one of the setbacks and need a zoning board variance. The village board cannot act until the zoning board makes their decision in August regarding the deck.
A site plan modification is needed for the driveway, which requires a public hearing. The board set such a hearing on the Site Plan Modification for Aug. 13 at 5:30 p.m, which will be the next regular meeting.
