First-floor residential discussed at Ellicottville Village Planning Board

The Ellicottville Village Planning Board meeting began with discussion regarding an application to residential. The unit is in the back of the building’s first floor and does not front on Washington. for a Special Use Permit at 8-10 East Washington St. This is a change in use from a commercial 

Typically first-floor residential is not permitted to preserve storefronts. Due to the characteristics of this particular unit the board feels it can proceed forward in the Special Use Permit process. 

The application was deemed complete and there was a motion to set a public hearing for Dec. 10 at 5:30 p.m.

Next, there was an application for two hanging signs to be located at 26 East Washington St. at the new location of the Gin Mill. Both signs meet all specified criteria per the village zoning, so the board approved both sign permits.

Next to be discussed was a potential Architectural Design Review Amendment regarding a garage located at 12 Rockwell St. The owners would like to add a window to the garage, but it is not a typically approved style of window and does not match the already approved windows. 

The applicant was not present to discuss, so the board ultimately tabled the application.

IN OTHER BUSINESS, there was a pre-application meeting regarding using land in the village to access a home to be built in the town. The property is located at 17-19 McKinley Drive.

There are a handful of concerns, mainly with the grade of the slope the driveway would be crossing. In addition, there is a readily available building envelope closer to the road and current condos that could be used. There is no application and this was discussion only.

Finally, there was talk regarding streamlining the Special Use Permit procedural changes. The village board charged a committee to look at potential ways to expedite the routine procedure. 

The planning board asked that the entire board has a chance to look and give their input as only two members were appointed to this committee. The planning board would like the village board to wait so that the planning board has time to review and discuss.

The next meeting of the Village Planning Board will be at 5:30 p.m. Dec. 10 at the Village Hall.
